Much of the high-end development for the international market over the last 20 years has been along Phuket’s western coastline, particularly between Bangtao and Patong, and near to the island’s most popular tourist beaches and resorts. However, with land prices along this stretch now very high, developers have begun to look at other areas of the island. Of particular note are the recent announcements of new million-dollar home developments in Kata, Chalong, and Cape Panwa. Large, expansive developments are also planned for the east coast, overlooking scenically magnificent Phang Nga Bay.

          Jumeirah Private Island Phuket lies less than 500m off Phuket, at the entrance to Phang Nga Bay. Managed by the Dubai-based international hospitality group Jumeirah, the 32ha resort will offer luxury private residential villas, a 5-star Jumeirah Resort & Spa, a superyacht marina accommodating 10m to 70m vessels, and the invitation-only Phuket Private Island Yacht Club.

Greater expectations
          Just one year after setting a 12 billion baht target, Raimon Land’s “The River”, a high-rise project right on Bangkok’s Chao Phraya River opposite the Shangri-La Hotel, has attracted 45 percent of that amount. First sales, within just three days of release in March of last year, went for an unprecedented 150,000 baht per square metre. Another 311 condominiums have been sold at an average price of 130,000 baht per square metre for a total of 5.6 billion baht in sales.
          Nigel Cornick, CEO of Raimon Land, sees this as a very positive sign for Thailand’s luxury property market.
Creating a lifestyle
          Royal Phuket Marina, set on 30ha, is set to become a world-class “luxury lifestyle marina”. With 300 berthsforyachts of upto 30m and 400 luxurywaterfront villas, penthouses and condominiums, the marina ranks among Asia’s premier boating hubs. It also offers a luxury lifestyle community, complete with its own spa, recreational facilities and fisherman’s wharf boardwalk complete with fine restaurants, cafes and boutiques styled after leading international marina resorts in the Mediterranean and Caribbean.
          Following the successful sale of luxury condos and penthouses in Phase One, Royal Phuket Marina is now selling “Aquaminium” condominium units that include private, internal berths for boats and a collection of eight palatial “Royal Villas”, each with up to five bedrooms, private swimming pools and doorstep moorings. The premium villa at RPM, Grand Villa was recently put on the market in December at US$10 million. The main five-bedroom villa has four guest villas that surround the 25m swimming pool, and features a private 70m boat berth.
